Amazon Buys Property In Duluth To Build Their First Northern Minnesota Distribution Facility
Online retail powerhouse Amazon has purchased some land in Duluth with reported plans (H/T FOX 21) to build a distribution center. This would mark the company's first expansion into Northern Minnesota, adding to locations in the state that include St. Cloud and Twin Cities facilities.
Amazon purchased two parcels of land that were previously owned by the Duluth Economic Development Authority (DEDA). In a July 2023 DEDA meeting, the entity approved the sale of two parcels of land to Ryan Companies, a commercial real estate firm that said they were purchasing the land to develop the site for a future tenant that was not named at the time.
In the DEDA meeting minutes, it is noted a representative for Ryan Companies shared that they had entered into an NDA with their client for the property. The land purchase, estimated to be valued at approximately $94,000, was projected to have an investment in the project by the buyer of around $9 million.

The two parcels of land purchased are at the north end of the Atlas Industrial Park between Morgan Park and Gary New Duluth. St. Louis County records indicate that both parcels of land are now listed under Amazon.com Services LLC as the owner.
The information from the DEDA sale meeting indicated development would get underway within one year of closing on the sale of the land. During that July 2023 meeting, it was indicated the developers expected the completion of the project and occupancy date of the facility before the end of 2025.
